Roof Repair - Flashing

IF YOU HAVE MOLD OR DARK AREAS ON YOUR BRICK OR SIDING, YOU PROBABLY HAVE FLASHING ISSUES WHERE MOISTURE IS ENTERING AND STAYING IN YOUR HOME CAUSING MILDEW.
Some roofs stop at a vertical wall.  A metal flashing must be in place to direct water streaming down the wall away from the stopping point of the shingles. A outdated practice is to install a flashing detail known as "j" flashing.  This is a flashing material in the shape of an "L" with a curl at the end to catch any water that makes it past the shingles.  Where this flashing fails is that the weight of the shingles crush the water catch leaving the sub roof exposed to moisture intrusion.  A more secure and approved method is to replace the J flashing with what is known as step flashing.  This involves starting a the base of the roof where a kick out piece is installed to divert water away from the building.  Then a shingle is installed with a step flashing over it.  This is repeated until you reach the top of the valley.  The purpose is to make the water hit the top shingle, trickle down to the step flashing under it, down to the next shingle, and repeats this process until it reaches the end.  Never getting a chance to enter the building.  85% of roof repair we do involves replacing the outdated j flashing with approved step flashing.

Adequate attic ventilation:
Adequate attic ventilation systems allow a constant flow of fresh air through the attic, maintaining the efficiency of the insulation and helping to lower temperatures in the living areas. It all comes down to a balance between air intake (at your eaves or soffits) and air exhaust (at or near your roof ridge). The FHA (Federal Housing Administration) recommends a at least 1 square foot of attic ventilation (both intake and exhaust) for every 300 square feet of attic space. For example, if your attic is 1,500 square feet, you need a total of 5 square feet of ventilation. This amount should be divided equally between intake and exhaust ventilation (i.e., 1 1/2 feet of each) to insure proper air flow through the attic.
